Lift Right Concrete

Foundation Waterproofing & Leak Sealing in Utah

Stop water at the source before it damages your foundation, finishes, or property value.

Foundation waterproofing utah specialists since 2010, Lift Right Concrete seals water out at the source. Water is concrete's worst enemy, and every spring snowmelt, summer monsoon, and winter freeze-thaw cycle pushes water into places it shouldn't go. Whether it's seeping through a hairline crack in your foundation wall, weeping from a cold joint, or saturating the soil around your basement, untreated water leads to mold, structural damage, and costly repairs. We use three proven foundation waterproofing methods to seal water out, and we choose the method based on what's actually causing the leak. We don't sell a method, we solve a problem.

What is foundation waterproofing?

Foundation waterproofing is the process of sealing concrete foundation walls, basement walls, and below-grade structures to prevent water from passing through. In Utah, foundation waterproofing usually addresses one of three problems: water actively leaking through cracks or joints, water that's pushing through porous concrete or block walls, or water that hasn't yet broken through but soon will because of soil saturation around the home.

Most homeowners only learn they need foundation waterproofing after they see a stain on a basement wall, smell mustiness in a finished basement, or watch a sump pump run nonstop. By that point, water has usually already caused some damage, even if it isn't visible yet. Catching the problem at the first sign of moisture is dramatically cheaper than waiting for visible damage to drywall, framing, flooring, or stored belongings.

Foundation waterproofing is not the same as drainage work, exterior grading, or gutter repair, although those things can affect whether you need waterproofing in the first place. Waterproofing seals the foundation itself. We focus on the wall, the crack, the joint, the entry point. If the surrounding drainage is also a problem, we'll tell you that too, and recommend the right contractor for the surface work.

The three foundation waterproofing methods we use.

Different leaks need different solutions. Here's what we do, when each method works best, and why we'd recommend one over the others.

1

Polyurethane Crack Injection

For visible cracks in poured concrete foundation walls. We drill small ports along the crack and inject expanding polyurethane resin under high pressure. The resin fills the crack from the inside out, follows the path of any water flow, and cures into a flexible, watertight seal that moves with the foundation as it settles.

Best for Hairline to wide cracks in poured concrete walls, especially where you see active seepage during heavy rain or spring snowmelt.
2

Curtain Wall Grouting

For sealing larger areas, cold joints, honeycombing, or block foundation walls that can't be effectively spot-injected. We inject polyurethane grout along the interior face of the wall to create a continuous waterproof curtain behind the surface. The grout fills voids, blocks water pathways, and stops seepage across the entire treated area at once.

Best for Block foundations, deteriorated walls, multi-point leaks, or situations where water is entering at unknown locations.
3

Exterior Closed-Cell Foam

For new construction or accessible foundation exteriors. We apply professional-grade closed-cell polyurethane foam directly to the outside surface of the foundation wall. The foam bonds to the concrete, cures into a solid waterproof membrane, and adds insulation value at the same time. It's the most thorough solution when the exterior is open to us.

Best for New builds, additions, or repairs where the foundation exterior is excavated and accessible from outside.

Not sure which method you need?

That's our job, not yours. During a free on-site estimate, we'll diagnose where the water is coming from, how much, and when. Then we recommend the foundation waterproofing method that fits your situation, not the one that's easiest to sell. Common signs you might need waterproofing:

  • Wet spots, stains, or efflorescence (white mineral deposits) on basement walls
  • Water pooling on the basement floor after heavy rain or snowmelt
  • Visible cracks in foundation walls of any kind: vertical, horizontal, or diagonal
  • Musty smells, mold growth, or warped finishes near foundation walls
  • Sump pump running constantly or unusually often
  • Bowing or leaning foundation walls (this is structural, often combined with waterproofing)

What to expect from our process.

Foundation waterproofing should be straightforward. Here's how we run a typical residential job from your first call to a finished, watertight foundation.

Polyurethane systems cure in under an hour. You can use the space again the same day.

Foundation waterproofing utah cost: what to expect.

Most foundation waterproofing utah projects fall between $400 and $3,500 depending on the method, the length of the crack or affected area, and how accessible the wall is. A single polyurethane crack injection on a poured concrete wall is usually under $1,000. Curtain wall grouting is priced by linear footage and is the right call when there are multiple leaks or no clear single source. Exterior closed-cell foam application is the most expensive of the three, but it's only used when the foundation is already excavated for other work.

Every estimate is free, written, and on-site. We'd rather drive out and look than quote a number over the phone that turns out to be wrong. The leak you describe and the leak we find aren't always the same thing, and the right method depends on what we see in person. Materials matter too: we use polyurethane systems certified by NSF/ANSI 61 for potable water contact, which is the industry benchmark for safe waterproofing chemistry.

Why foundation waterproofing matters in Utah

Utah's expansive clay-heavy soils swell when saturated and shrink when dry. That movement stresses foundation walls, opens hairline cracks, and creates pathways for water. Spring snowmelt, summer monsoons, and winter freeze-thaw cycles all push water into places it shouldn't go. Catching leaks early, before they damage finishes, framing, or structural elements, saves thousands of dollars and protects your home's value. Investing in foundation waterproofing utah homeowners trust is one of the smartest preventive maintenance decisions you can make on a Utah home.
